We understand the challenges faced by operators of affordable housing. Staffing constraints and the demands of other service programs only add to the complexities. Many of the properties we purchase go through substantial rehabilitation negotiated directly with HUD as part of the HAP transfer. Post-purchase we have had success using LIHTC overlays, weatherization, cash, and other financing tools.

Our purchase will be cash to the seller, without the uncertainties and delays accompanying Low Income Housing Tax Credit or multifamily bond acquisitions. We offer a 72-hour turn around on an LOI with a short due diligence period followed by non-refundable earnest money. We will submit a HAP assignment package within 15 days of contract and close within 45 days after HAP assignment approval is received.
As you can tell, we seek to acquire and preserve Section 8 properties through a "hands-on" approach to operations and management.
